GM Property & Development

We are looking or a commercially sound leader to grow and build the property and development team across some exciting growth plans.

The Company

With this exciting journey in play, they are looking for their next Head of Property and Development to lead and build the property and development team.

The Role
Reporting to the Chief Operations Officer, dotted line to the CEO and with a position on the Executive Leadership Team (ELT), the GM of Property & Development is responsible for providing total leadership across the Property & Leasing function through the preparation, negotiation and enforcement of leases, across a portfolio of 60 existing stores/restaurants with ambitious growth plans to grow in the near term.
The role is based at the Sydney Head Office.

Skills & Experience
The GM or Property & Development is responsible for the following areas:

Design, Construction, Leasing, Franchising.
  • Full accountability of lease administration, negotiation and coordination to achieve commercially favourable terms for all stores/restaurants.
  • Lead Franchising Sales to ensure there is an adequate pipeline of approved Franchise candidates.
  • Manage Property Portfolio including resolution of complaints, enforce rules of occupancy, inspecting and progressing renewals and assisting in the planning of renovations.
  • Meet with existing landlords to explore relocation and extension of identified restaurants.
  • In conjunction with the Executive Team, source and develop new greenfield opportunities including coordinating all analysis and financial modelling with in-house Business Intelligence team.
  • Maintain a strong working relationship with all internal/external stakeholders, landlords and all 3rd party suppliers.
  • Detailed forecasting, budgeting and any relevant management fee calculations. Be involved in targeting future locations.
  • 4+ Direct Reports. F&L Coordination, Project Management, Franchising, Virtual EA and part time Legal.
To be successful in this role, the ideal candidate will have a profile in this space, from a strong background in retail or commercial leasing and a thorough working knowledge of state and territory retail leasing legislations. They will have expert negotiation skills from demonstrated experience in negotiating lease terms with major and independent landlords. They will need to be able to think structurally and need to have an ability to put process in place as required.

The Head of Property will have tenacity, passion and drive to fit the fast-paced environment. They will show empathy to franchisees whilst maintaining a resolute commercial focus to ensure continued success of franchised and company owned restaurants.
